第三周成交401套 小幅回落

[摘要] 2014年,中国房地产市场首次出现了非政策因素导致的市场下行,此次房地产市场的深度调整也基本宣告了房地产过去黄金十年的结束。随着住房投资投机全面退潮,商品住宅供应首现过剩。

2014年,中国房地产市场首次出现了非政策因素导致的市场下行,此次房地产市场的深度调整也基本宣告了房地产过去黄金十年的结束。随着住房投资投机全面退潮,商品住宅供应首现过剩。城市间市场分化加剧,一线城市回落幅度大,土地市场整体下行,区域差异愈加显著。

由于2013年楼市暴涨透支了需求购买力,而近些年来部分城市房地产过度开发又导致供应量持续增长,这就导致楼市整体告别短缺,不再可能重现过去十几年“供不应求、单边上涨”的高增长局面。

2015年将在2014年楼市大转折之后,进入一个相对平静的新常态,在这种新常态之下,行政性管制政策将全面退出、地方救市政策也将续演松绑的故事,房地产企业去库存和跨界转型将贯穿这一年,市场也将在全面分化中进入中速增长。在为避免房地产硬着陆的背景下,地方政府将加速推出更多的利好政策。

建设部门预计,2015年市区商品住宅市场新增供应量将有所减少,未来的库存和消化周期不会再持续走高。在“市场”这根指挥棒下,2015年将是楼市逐步回归正常和理性的一年。

1月第三周整体成交情况

2015年1月第三周(1.19-1.25)扬州商品房成交401套,环比下降9.68%,成交面积46316平米,环比下降21.02%;1月第三周期间,商品住宅成交334套,环比上涨6.03%,成交面积39971平米,环比上涨5.75%;商业用房成交67套,环比下降48.06%,成交面积6345平米,环比下降69.55%;另江都区本周商品房成交77套,成交面积8949平米。(数据来源:以扬州房管局成交备案数为准)

本周西区商品房成交遥遥领先,其中东区的商品房成交为113套,西区商品房成交为138套,北区商品房成交54套,南区商品房成交12套,老城区商品房成交7套,江都区商品房成交为77套。
